Q.     Are the real estate listings online as good as the Multiple Listing Service that realtors use? A.   Vellano Realty Group is a licensed real estate brokerage company.  Our Internet real estate listings are made up of exclusive and shared listings.  These listings represent active clients whose properties we are featuring to promote their sale.  We also have what we call "shared listings" that are available for searching through the "Search MLS - Now" page on our site.  In some online real estate listings, you may be shown some of the listings but not all of them, unless you join the service as a member, and then you can see all of the listings. Our site is provided to you free of charge and we offer listings for the entire State of Florida.  Our MLS listing service reports are accurate and updated daily.  We are a fully authorized IDX Realtor. Q.     Are the listings shown on the Vellano Realty Group website currently available? A.   Our website's exclusive listings are always available.  MLS Listings are updated frequently (usually everyday or every other day) But the web site may also show real estate that has already been sold. This is due to the lag time it takes to update web sites. Some real estate agents may also keep old listings posted even if sold just to get you to call them. If the offer is too good or too cheap, odds are that it has already been sold and is just there to bait you into calling them. Vellano Realty Group makes every possible effort to assure that all real esate listings on our website are current and available. Q.     Is it important to use a real estate search site that gets its information from the MLS Multiple Listing Services? A.   Yes!  The MLS is the master list that realtors use to find newly listed and available property.  Our website contains the most accurate and complete list of available real estate. Many online real estate web sites do not get their information from the most current MLS database.  Vellano Realty Group is a licensed real estate broker with agents who can look at this list every day for you. Our web site  is updated regularly from the MLS, so we are a reliable source for esclusive and shared listings. Q.     If I find a home that I like online, how do I arrange to see it? A.   The simplist way is to contact us by phone or e-mail with the listing information.  Our featured properties can be referred to by location and offered price.  MLS Listings records all have a unique number.  Just let us know the listing # of the MLS Listing you are interested in and we can arrange a viewing. Some online real estate web sites will either charge you to become a member and then provide you the phone number of the listing agent.  Don't use these websites.  Vellano Realty Group provides this service free to customer prospects. Q.     OK, if this is how real estate searches work,  then why shouldn't I just go to the MLS Public website? A.   The MLS Public website is not updated as often as the MLS Listing service that brokers subscribe to.  Vellano Realty Group is a fully licensed and authorized IDX Realtor.  We pay for this updated service and make it available to you online.  The MLS Public website is not relied upon by real estate professionals.  It is provided to the general public to generate interest in the MLS Listings service.
